Buy a new home
We offer a range of low cost home ownership and discounted rental products through a scheme called ‘New Build Homebuy’ (formerly Shared Ownership). This allows you to buy an initial share of between 25% and 75% of the property and pay the rest of the value in rent to your landlord. In most cases, you can buy more shares later on, when you can afford it. This is called "stair-casing".
So what is currently available?
We have a number of apartments and 2, 3, 4 bedroom brand new family homes across the Midlands. These are all intermediate rent (discounted market rent) which means that they are typically 20% cheaper or 80% of market rent.
What is a Homebuy Agent?
This is a Registered Social Landlord who provides a one-stop-shop for people interested in any of the Homebuy schemes across a specific area. The Homebuy agent will process your application, determine eligibility and will keep your details on a central register making them available for other housing providers that have Homebuy schemes within your area.
Am I eligible?
Most people tend to be first time buyers. However, there are other criteria such as those whose relationship has broken down, or who have just out-grown their current home. Generally, your total household income should be less than £60,000 a year. You cannot apply if you are currently in receipt of Housing Benefit as the scheme is aimed at those applicants whose intention is to buy their home in the future.
What do I do next?
In the first instance, you need to complete an application form. You can get one by calling our Customer First on 0300 111 7000 or visit the region’s dedicated website at www.orbithomebuyagents.co.uk and download the application. Fill the application form in and return to Accord Housing Association, 178 Birmingham Road, B70 6QG. Your form will be considered based on your personal needs, affordability, and other criteria.
